Corporate HQ Renovation

Since Semper Home Loans was founded in 2005, Providence, RI has been home to the corporate headquarters. In 2020 Semper began a large-scale renovation, and expansion, to create a reimagined 50,000 square foot campus.
Matthew Sullivan, founder and CEO, believes that “this project reflects our ambition to revolutionize the industry and shift the conventional pathways of mortgage lending.” Semper is not a traditional mortgage company and needs a space for ambitious goals to come to fruition.
The renovation is designed to inspire creativity, foster positivity, and cultivate employee growth. A slew of amenities will amplify the work experience to coincide with Semper’s mantra:
“Work should feel a little less like work.”
Chief Strategy Officer, Ray Duquette’s vision is a campus that is built for the future. The opportunity for growth in the ever-changing mortgage industry depends on progress.

With meetings happening virtually, and many jobs switching to hybrid work environments, it is important to be able to adapt the workplace to reflect these changing times. Semper’s new workstations will be fully outfitted with the latest high-end technology and meeting rooms with state-of-the-art audio/visual equipment.
One feature that everyone is excited for, is the waterfront patio. There’s nothing like soaking in a little sun on a gorgeous day while also being able to get work done. With scenic views of Providence’s largest freshwater pond, the patio is sure to be a welcome respite. Employees will also have access to a fleet of kayaks for some care-free floating, on a mirror smooth pond.
A basketball court will be adjacent to the waterfront patio. Shoot some hoops with coworkers, for some light exercise during lunch, or have a more competitive game at the end of the day.
And to cap off an enjoyable workday, woodburning fireplaces offer a well-deserved relaxation opportunity during happy hour!
Technology and amenities are not the only thing evolving with this renovation. Semper is focused on environmental awareness and integrating solutions. Solar energy is one of the cleanest sources of energy and the most abundant energy resource on earth.
The renovated headquarters will include 1000+ solar panels which will help significantly reduce Semper’s carbon footprint. Each kilowatt-hour (kWh) of solar energy substantially reduces greenhouse gas emissions and other harmful pollutants.
To minimize energy consumption added efficiency controls will be in place to monitor usage and advanced technology will allow most business transactions to be completed electronically, consequently reducing paper usage and travel needs.
2020 was a challenging year for everyone and while the pandemic certainly created construction hurdles, it did not derail the renovation. New ways were found to safely continue construction, with proper Covid precautions in place.
This summer will be a very exciting time to watch a vision become a reality!!
