  • Onboarding & Transitions
    • Is there an upfront fee I must pay to Semper in order to become a branch?

      Nope! You are responsible for your own NMLS licensing fees, however.

    • What is the transition like?

      In order to ensure a seamless transition, we customize the transition process for each Branch Manager joining Semper. Most of our onboarding process is conducted via video meetings, calls, or email. Each Branch Manager also receives access to a customized onboarding portal with references, documents, forms, and more.

    • Who is responsible for the state and local licensing fees?

      All Branch Managers and individual loan officers are responsible for their branch and individual NMLS licensing fees and renewals.

    • Do I have to set-up a reserve account with the company?

      We require an operating reserve account with a balance equivalent to two months’ overhead. That said, you are not required to fund this account in advance. Your branch reserve account can be funded entirely, or in part, out of proceeds from closed loans.

  • Process & Support
    • What kind of model does Semper run?

      At Semper we run a P&L branch model. That means you will be responsible for keeping track of your own expenses. It also means you can be a lot more flexible in your business. You will be required to submit a monthly Expense Report to your assigned branch accountant along with all invoices. This can be done on our website through your own private Branch Management Page.

    • Can I work out of a home office?

      Semper allows branch managers to work from wherever they’re comfortable, as long as their space is compliant with their state. If your state allows you to work from home, we do too! Have questions about a specific situation? Get in touch!

    • Who can I call when I have a question on a loan?

      You will have a dedicated Branch Liaison for help with loans in process. This person is your boots on the ground at corporate. Scenario questions are entered into our online Help Desk, and this ensures your question gets answered quickly, and gives you a record of any exceptions that are granted prior to submission.

    • Can I have my own Processor / Underwriter?

      We offer in-house processing and underwriting, however you may also bring on your own in house processors and/or underwriters

    • What loan products do you offer?

      We offer a wide range of products, too many to list here! Some of our more unique products are the one time close, Semper HALO down payment assistance, and reverse mortgages. For a full list of our products, feel free to get in touch!

    • What makes your company different from all the rest?

      First of all, Semper was founded on a belief that it was time for a breath of fresh air in the home lending business. So being different is at the core of everything we do. That’s why we are devoted to our clients’ needs and goals. It’s why we provide personal service that’s the envy of our competition. It’s why we are passionately honest and straightforward every day. And most importantly, it’s why we’re not afraid to bring our sense of humor to the office.

    • Who is your top competitor, and why should I not just join them?

      Wow, that’s a fairly direct question, isn’t it? It deserves a direct answer. There are several competitors out there that offer branch opportunities. And by all means, you should work with them if  you’re comfortable with the status quo and if being different is not in your DNA. On the other hand if you believe being truly different can help you succeed, call us instead. No hard feelings either way you go.

    • Have the owners of the company ever originated loans themselves?

      Yes. Our Executive Team, including the President/CEO, started as loan originators, and they all still originate loans for friends, family, and referrals. This ensures they understand the current mortgage market and know what today’s loan originators need to make money and stay compliant. Our branch division was designed for loan originators by those who have been there themselves. Every process and tool you will have at your disposal was developed out of this collective experience and continuing feedback from top performing loan originators and originating managers.

  • In House Marketing
    • What will Semper be providing for me?

      Semper Home Loans will provide you with the tools to succeed. This will include:

      • Loan Officer Website
      • Updating Marketing Collateral to match Semper brand standards
      • Client Portals for you to offer your realtors
      • Custom campaigns and support for every situation
    • How do I contact the marketing department?

      We support our branches via an online help center. Here you will find a wide variety of flyers, business cards, graphics, and branded material. You can also reach out directly to marketing through the help center to make special requests or ask questions.

    • What about Social Media?

      Semper automatically provides content for your business facebook page. You are more than welcome to share this content on any other social media platform such as LinkedIn, Twitter, or Instagram.

      Semper’s Marketing Staff will also help you navigate social media advertising. The marketing department will help you create graphics for those efforts, as well as lead forms and follow up strategies.
